    The St Kilda Football Club may have come and gone, but those not looking for a football home would do well to check out this quiet beachside suburb. Seaford is around forty-five minutes from the city and has one of the best family beaches in suburban Melbourne. The EPA rated this beach equal first as one of Melbourne’s cleanest beaches for the summer of 2015-2016.

    There are two stations within the suburb, Seaford Station and Kananook Station. Both are on the Frankston line, which runs regular services to the city. A trip to the city takes a little over an hour.

    There are a number of parks and reserves in the area, including the Seaford Wetlands a 305-hectare nature reserve listed on the Register of the National Estate. A wide variety of bird life make their home at the Seaford Wetlands. The area is popular with wildlife lovers as a number of rare and endangered migratory species visit – from as far field as Siberia. Some of these species are even protected through international agreement.

    One of the key features of Seaford is the Foreshore Reserve, which separates the beach from Nepean Highway for the whole length of the suburb. This is notable as one of the few remaining substantial strands of natural coastal vegetation near Melbourne.

    The Beach Café is a popular local hang out, as its location among the foreshore dunes means it provides marvellous vies of the coast. There is also a small strip of shops across from the main Seaford Beach and this has developed in recent years to include some fantastic cafés and restaurants.

    With the median price for a 2-bedroom unit at $475,000*, Seaford represents a great place for investment. The average age of the population is between 20 and 39, a group consisting of those who are beginning to build a family and those with young families, meaning a likely high rental demand and diversity of tenant.
